We are real estate investors who buy and sell land and homes for our own account and provide short-term transactional funding to other investors on a business-purpose basis. We are not acting as your real estate agent, broker, attorney, tax or financial advisor, and we do not make consumer loans. Nothing on this site is legal, tax or financial advice.
Offers
Any offer, price range or estimate communicated through this site, a mailer, a call, a text or an email is non-binding until both parties sign a written purchase agreement. Offers depend on our review of the property and title and may change or be withdrawn. You are never obligated to accept.
Properties for sale and financing terms
Property information is believed accurate but is not guaranteed; buyers should verify size, access, utilities, zoning, restrictions, taxes and condition for themselves. Availability and pricing can change without notice. Any owner financing is subject to a written agreement and applicable law.
Transactional funding
Funding is offered at our sole discretion for business-purpose transactions only, is subject to our review of both contracts, proof of end-buyer funds and the closing agent, and is not committed until we confirm it in writing.
